KiwiSaver Withdrawal Processing Timelines

If you are utilizing your KiwiSaver funds to pay the deposit or balance of the purchase price on your home, you must prepare for processing delays. Most providers require a minimum of **15 working days** to process and release funds.

Important Instruction: We must submit your signed Sale and Purchase Agreement and executed KiwiSaver statutory declarations to your provider immediately once the contract is signed. Delaying this paperwork can delay settlement and trigger penalty interest.

Residential Conveyancing FAQs

A freehold title (fee simple) is the most complete form of property ownership in New Zealand, where you own both the building and the land. A leasehold title means you own the building but lease the land from a freeholder for a specified term, paying ground rent. Leasehold titles carry ground rent review risks, which we audit during due diligence.

If unconsented works (such as structural additions or converted garages) are identified in a LIM report, you may request the seller to correct the issue or apply for a Certificate of Acceptance (COA) from Auckland Council before settlement. Alternatively, you can negotiate a price reduction or withdraw from the agreement if a due diligence or LIM condition is in place.

Yes. Your lender will require proof of house insurance (a Certificate of Currency naming them as first mortgagee) before they will release mortgage funds for settlement. The insurance cover must start on the settlement day. We coordinate with your insurance broker to ensure all bank requirements are met.
