How e-Dealing Title Registration Works
1. Digital Torrens Titles
New Zealand abolished paper title deeds in 2002. Ownership is recorded on a digital "Record of Title" backed by a state-guaranteed Torrens registry system, meaning the registered title is the absolute authority on ownership.
2. The A&I Mandate
Because titles are digital, you do not sign a title deed. Instead, you sign an Authority and Instruction (A&I) form under the Land Transfer Act 2017. This form is your formal legal instruction authorizing your lawyer to sign title modifications.
3. Cryptographic Signing
Once your A&I form is verified, we upload the files to Landonline. Your solicitor uses a secure cryptographic digital signature to lock and submit the e-Dealing, which updates the government database in real-time.
Landonline Settlement & Coordination Flow
On settlement day, the buyer's lawyer, the seller's lawyer, and the LINZ database coordinate electronically to execute e-Dealing transfers simultaneously:

Caveats, Identity Vetting & LINZ Fees
The Role of Caveats
A Caveat is a statutory notice registered on a property title that acts as an injunction, blocking any future e-Dealing transactions (such as transferring ownership or registering a mortgage) from being registered on the title without the caveator's consent.
The Warning: Caveats can only be registered if you have a valid, legally recognized "caveatable interest" in the land (such as an unconditional purchase agreement, a beneficiary interest under a trust, or an unregistered mortgage). Registering a caveat without a valid caveatable interest can lead to court damages.

No. Under Land Information NZ security regulations, members of the public cannot access the Landonline portal or submit title modifications directly. Only licensed conveyancers or solicitors who are registered "Authorized Users" with Land Information NZ (LINZ) and hold secure digital cryptographic signing keys can submit e-Dealings.
Because the Landonline platform is digital, registration is nearly instantaneous once the e-Dealing is submitted. The buyer's lawyer typically submits the e-Dealing within 24 to 48 hours of settlement. You will receive an electronic copy of the updated Record of Title as soon as registration is completed.
A Title Search is an electronic document from LINZ showing current ownership, boundaries, and registered legal interests on the property (such as mortgages, easements, and covenants). A LIM (Land Information Memorandum) is a comprehensive report issued by the local city council showing zoning, building consents, flooding risks, and utility maps. You need both to complete proper due diligence.
