Nationwide Digital Conveyancing
1. Electronic Title Registration
New Zealand's Land Transfer system is 100% digital. We utilize the official **Landonline** portal administered by Land Information NZ (LINZ). This electronic framework allows us to perform real-time title searches, register transfers, and lodge or discharge mortgages for any section in the country.
Whether the property is a residential house in Wellington, a townhouse in Christchurch, or a lifestyle block in Northland, we can execute the legal conveyancing remotely without you needing to visit our Auckland office.
2. Regional Land Bylaws & Unitary Plans
Although the registry database is centralized, local rules vary. When buying property in different regions, understanding local bylaws and council plans is critical:
- **Auckland region**: Vetting Unitary Plan zones (such as Mixed Housing Suburban rules) and unconsented works registers.
- **Coromandel & Coastal**: Checking environmental hazard registers, erosion lines, and DOC concessions.
- **South Island / Christchurch**: Vetting seismic hazard registers, foundation zoning classifications, and active EQC claim transfers.
Remote Client Onboarding & Signatures
A&I Witnessing Rules
Under the Land Transfer Act 2017, property transfer signatures must be witnessed. Even when acting remotely, you cannot sign Landonline forms using pure electronic signature tools (like DocuSign).
Physical Verification: You must print your **Authority & Instruction (A&I)** form and sign it physically in front of an authorized witness (such as a local solicitor, a Justice of the Peace, or a registered notary) who will verify your government-issued photo ID and confirm your physical presence.
We help coordinate local witnesses for our out-of-town clients to ensure registration compliance.
Biometric Remote AML Onboarding
Under New Zealand's strict Anti-Money Laundering and Countering Financing of Terrorism (AML/CFT) laws, property lawyers must verify the identity and address of all clients before starting work.
**Digital AML Compliance**: For out-of-town or overseas clients, we use advanced digital biometric onboarding tools. Using your smartphone, you can scan your passport or driver's license and complete a real-time facial recognition scan. This securely verifies your identity in minutes, eliminating the need to courier physical documents.
We also advise on sourcing requirements if you are transferring funds from overseas bank accounts to our audited trust account.
LINZ Registration Disbursements
In addition to your lawyer's professional fees, every property transaction incurs government registration disbursements collected by LINZ to update the national Land Title Registry database:

Registering the Transfer of Ownership
$90.00 (No GST)

Yes. Under the computerized land transfer system, lawyers do not need to attend physical settlement meetings or visit local property registries. All land titles, transfers, and mortgage registrations are submitted and processed electronically through the Landonline database, enabling us to act for properties anywhere in New Zealand.
We email the transfer and mortgage documents to you. You must print them out and sign them physically in the presence of an authorized local witness (such as a JP, notary public, or local solicitor). The signed forms are then scanned and couriered back to our Auckland office for processing.
Under the Anti-Money Laundering (AML) Act, law firms must verify the source of funds for high-value transactions. This requires reviewing bank statements or savings ledgers to confirm how you built up your deposit. Sourcing funds is a strict legal compliance audit designed to prevent money laundering through property purchases.
