2. Solicitor's Certificates
Lenders require your solicitor to sign a "Solicitor's Certificate" prior to settlement. This certificate is a legally binding guarantee from the lawyer to the bank, confirming the title is clean, insurance is active, and the mortgage represents a valid first charge over the section.

CONFLICT OF INTEREST RULES
